Some features of the program include no required down payment, no mortgage insurance, unrestricted gift funds, no maximum loan amount, 30 year fixed rate and not limited to first time home buyers. Rural Development assistance is available only for purchases or no cash-out refinances.
For a home to receive Rural Development financing the property needs to be in a rural area as defined by the USDA.
